HOW CAN YOU
HIRE ME AS YOUR AGENT?
With an Employment Agreement
(
Buyers Broker Agreement) I CAN WORK FOR YOU.
A Real Estate Licensee who has agreed to represent a buyer acts
as
the agent of the Buyer ONLY.
A Buyer's Agent
has the following duties:
AGENTS
RESPONSIBILITY TO THE BUYER (Fiduciary
Duty)
These include the fiduciary duties of loyalty,
confidentiality, skill and care, obedience, accounting and disclosure. A Buyer's
Agent must disclose to you any information the
licensee knows about the Seller or the property which might enable you to obtain
the
property at a lower price or on more favorable terms.
A Buyer's Agent works on your behalf, they may provide you with all the services
that a Sellers
Agent would PLUS these additional services:
1.
Advising you as
to how a particular property compares to
similar, recently sold properties.
2.
Advising you regarding the most favorable price and terms to offer on a
particular
property and how to negotiate with the Seller.
3.
Presenting your offer to the Seller in a light most favorable to you and
advocating your
position with the Seller.
4. Assisting
you with evaluating counter offers.
AGENTS responsibility TO THE
SELLER
Fairness and Honesty

treating the Seller fairly with integrity,
responding honestly and accurately to
the Seller's questions without misrepresenting facts. A Buyer's Agent is not
obligated to reveal confidential information about you, such as your
motivation, willingness to pay higher
price to concede any terms or ability and willingness to complete
transaction.
