Things you should consider:

complete idea of what they want in a new home. The result is almost always a
disappointment. Drive by houses you like, collect magazines and visit model
homes. Do anything that helps you decide what you like and want in a new
home.

discuss the things you require in your new home. What types of rooms and
how large should they be?

style you have selected before you include them.

obtain reliable costs without finished plans, it is important to have some

of the expenses involved in various design decisions. Get your builder
involved at an early stage and discuss these matters. Check out the prices of
various materials to give yourself the best idea of the costs involved. Always
allow for cost overruns and contingencies.
